Supervisors check in upon arrival and out upon departure of every service call to assure all needs are met for the property. Job Description:
Complete Lawn Maintenance includes:
- Cutting of lawn
- Hedging
- Blowing
- Trimming during regular schedule.
Scope of work:
Full lawn service.
Plan and Specifications:
(Proposal is based on the submitted plans with revisions as indicated).
M.S.E. Lawn services proposes to furnish the aforementioned material and labor in accordance with the above conditions for the sum of $5,400.00 annually amortized over _________ (____) months at per month.
Proposed price shall remain in effect for a period of one month from the date of acceptance. Any work required under this proposal after said date is not covered within the scope of this proposal.
Contract Terms and Compensation:
By agreement of signature on the previous page, the contract will be for a period of one (18) or more from start date. Cancellation of this contract by either part must be made in writing thirty (30) days prior to the requested date of cancellation.
M.S.E. Lawn services is not responsible for any personal items placed on turf or grass, e.g., pots, light fixtures, satellite dishes, cable wires, trampolines, lawn decorations, patio furniture, hoses, sand boxes, swing set, holiday decorations, and any other temporary placed items, etc… Homeowner(s) are responsible for securing pets and for moving all personal items to prevent any damages to company equipment or its employees.

M.S.E. will make every attempt to mow, blow, and trim away from side areas. M.S.E. will not be responsible for insignificant amounts of debris, wind blown into open swimming pools, spas, lakes, canal or waterways. If the deck is close to the grass with no bed area as a buffer, they risk getting grass into the pool or spa. If a resident has an open or non-screened pool or spa including plants and items located on the homeowner(s) private patio(s) M.S.E is not responsible for any damages.
M.S.E is responsible for and shall repair promptly, within reasonable time frame damage to Association property caused by M.S.E. including fences, stucco, windows, etc… Homeowners are solely responsible for bed area around screens to prevent machinery damage to screens. M.S.E. will replace irrigation heads or risers damaged by lawn mowers.
Compensation:
Any additional work required by the Home Owners Association shall be billed separate from this contract. This would include items such as: additional mulching, flower and plant installation, palm trimming or extra debris from storm(s).
Turf and Landscaping:
Turf will be mowed to maintain a uniform height, texture, and appearance in accordance with the property manager and any city or county specifications.
Line trimming of all grass areas, all walls, fences, around trees, shrubs, and any area not accessible by mowers will be performed on each visit.
Edging will be used to maintain a clean professional appearance. All walk ways, roadways, and curbs will be performed on each visit.
Maintenance Schedule:
Due to South Florida’s rainy season service may be required to be altered. M.S.E. will do everything possible to service the property on the day scheduled or the next available day.
M.S.E. employees will have vocation leave 1 week of the year. All services will be performed the week before and the week after vocation date. Employees will be available if there is any type of natural disaster for clean up support.
Pruning:
Regular scheduled pruning will cycle twelve (3) times per year. This includes the following services to trees, plant and shrubs. This service keeps the landscape healthy and sunlight to turf growth under the tree areas.
All plant and shrubs will be pruned to provide flower bud development and foliage growth. Shrub will not be clipped in a rounder or boxed form unless required by landscape design. Some counties and cities do not allow this due to possible plant or tree damage. Trimming of lower tree limbs and cleaning of the trunk growth shall be performed as needed to maintain a canopy height of 8 feet at the time of regular shrub maintenance. This does not include pruning above 8 feet for thinning of shaping. All brown Queen Palm / Alexander Palm Fronds and seeds are removed at each visit to provide a professional clean appearance.
Purposes and additional charges for these services will be provided in writing at time of request.
Weed Control:
Weeding by mechanical or chemical (chemical as approved by the State Agricultural Department) at time of pruning visits. Employees will weed all plant beds to maintain a neat weed free appearance. All sidewalks, curbs, and driveways will be sprayed by weed control chemicals.
Fertilization:
Fertilization should be performed in March or October to maintain a healthy and professional appearance. Granular mixture will be determined at time of fertilization based on turf, plant, and shrub needs due to climate changes, rainfall, and weeds.
All turf areas, shrub and trees; will be fertilized two (2) times a year which is included in a monthly plan. Weed and feed treatment sometimes will be substituted for regular fertilization if needed. Additional turf and shrub fertilization will be recommended when needed. Palm tree maintenance or treatment spike fertilization will also be recommended when needed.
General cleanup:
General cleanup of all debris and other light objectionable materials created through landscape visitation will be cleaned up and removed at all times of visit. Due to disposal law, no construction materials, hazardous materials, paints, and all oil-based products can be disposed of at county landfills.
M.S.E. employees will not be used of these items on your property. Any oil or fuel used by M.S.E. employees will be properly disposed of.
M.S.E. cannot be held responsible for damage done under this service agreement, resulting from natural disasters such as, hurricanes, wind storms, floods, or any other act of nature. Clean up of landscaping debris can be provided at an additional cost.
Irrigation Maintenance:
Irrigation system will be checked and adjusted once per month @ $15.00 per zone otherwise requested.
Sprinkler Maintenance consists of running all zones once per month and making any needed adjustments to assure proper irrigation cleaning of heads and small breaks up to 11/4” inches at no charge, any parts used or breaks larger than 11/4” inches will be billed separately.
Additional requests for adjustments above ones per month will be a charge of $90.00 per hour – $125.00 per hour 2-person job (minimum charge $50.00).
Emergency repairs after hours $145.00 + hourly rate.
Major irrigation or pump related problems that cannot be done by M.S.E. Landscaping will be subcontracted for repairs and the sole responsibility of the said property listed above. Written estimates will be provided and written approval will be needed in advance by management.
M.S.E. will not be responsible for repairs found unless caused by M.S.E. employees.
This program includes the following:
- Inspection of all irrigation zone by zone.
- Repair damaged or broken sprinkler heads and risers (parts to be charged).
- Clean and adjust heads to ensure proper coverage (no charge).
- Inspect and adjust control valves (no charge). Any valve repairs will accrue additional charges.
- Locate and repair any broken PVC pipes up to 11/2” inches (no charge). Larger than 11/2” inches will accrue additional charges.
- Inspect and adjust controllers / clocks according to seasonal requirements or imposed restrictions (no charge).
- Inspect Pump station for operations (no charge). Any repairs needed for pump will accrue additional charges.
Materials used during the maintenance will be listed on the service bill. Any pumps, controllers, control valves, control wires or intake lines that are not in working order will be reported to management / property along with an estimate for repairs.
The monthly service does not include revamps or upgrades. Estimates will be provided for these charges.
General Conditions:
Calendar– M.S.E. Lawn services will supply and comply with an operation calendar. This calendar will include frequency and scope of work to be performed throughout the month. Deviation from the calendar dates should not occur without the agreement of the property manager and M.S.E. Lawn services.
Foreman / Supervisor: An experienced Foreman / Supervisor / Irrigation Technician, will be presented on the site at all times during each service. The Foreman Supervisor will be available to the property manager at all times for site inspections.
Personnel: All employees of M.S.E. Lawn services who are assigned to the property will be properly trained, will perform all work safely and effectively, and will report to the property wearing only clean company approved uniform at all times.
Payment Terms and Cancellation Policy:
Payments are due within thirty (30) days of contract services; delinquent accounts will accrue an additional charge of 1.5% per month until account is current. Service will be provided on delinquent accounts for a period not to exceed sixty (60) days. After this period, service will be terminated and balance will be turned over to a collection agency for payment.
This agreement will be in effect for three (2) years from first date of service call. Service agreement will automatically renew unless written notice is provided by certified mail prior to thirty (30) days of the current year by either party. With a two year agreement, customer will be guaranteed no more than a maximum 5% increase per year.
Either party may cancel the agreement with just cause during such term upon thirty (30) day written notice. “Just cause” will be defined as either party’s failure to comply with the terms and conditions set forth by this agreement.
If suit is brought to by either party to this agreement as a result of failure to pay pursuant to this agreement, then the prevailing party shall be entitled to an award of reasonable attorney fees and cost incurred in the matter.
M.S.E. Landscaping reserves the right to subcontract any of the stated work with board approval.
